210 COMPANIES IN ROMANIA ARE BUILDING TIMIŞOARA THE LARGEST MIXED-USE PROJECT IN THE REGION

Construction works are moving along at a steady pace on the construction site for Openville Timişoara, the project developed by IULIUS and Atterbury Europe. More than 600 workers from 60 subcontractor construction firms are working on all the components of the project set to incorporate Iulius Mall: fitting out a new underground parking facility, completion of the third office building, expansion of the retail premises, as well as execution of the foundation for the tallest office building in Romania. A total of 210 companies in Romania contribute in the making of the largest mixed-use project in the west of Romania, ranging from architects, designers and contractors, all the way to equipment, machinery, systems and materials’ suppliers.

 

Intensive works are underway in Openville for the new building block forming an expansion wing to the current shopping center. The additional retail areas will accommodate new brands such as the first Zara Home and Oysho stores in the city, stores boasting more ample premises by beloved brands such as Zara, Massimo Dutti, Pull&Bear, Bershka and Stradivarius, as well as restaurants, event halls and the first kindergarten and primary school in Timişoara where students are taught in English, per the British curriculum.

 

The new retail component will comprise 47,000 sqm and the new premises will be fitted in an expansion wing of the shopping mall, at the ground floor of the office buildings and in the upcoming park area of the project.

 

Complex works are also carried out in the area where the traffic underpass is pending construction and in the area pertaining to the new underground parking lot. The execution of supporting stanchions was completed for the upcoming 203 meters long underpass, and the next phase entails laying the platform.

 

The tunnel will cross the Openville project from east to west, and will ultimately connect the existing roundabout on Antenei Boulevard with the entrance into the Consiliul Europei Square roundabout. The upcoming underground parking lot will have a 580 parking spaces capacity, comprising two underground levels. The engineers completed the foundation for this project.

 

The land consolidation phase using more than 250 bored piles was completed on the construction site where the tallest office building in Romania will be erected, while digging works were recently started for the foundation.

 

United Business Center 0 (UBC 0) will have a total built area upwards of 74,900 sqm, 155 meters height and 27 floors. Just like the other buildings in the mixed-use project, UBC 0 will combine modern office spaces with retail premises. Thus, the semi-basement and ground floor will be designed for stores and restaurants, and the first floor will comprise seven halls for conferences and business events.

 

 

The third office building is drawing towards completion. Glass façade installation works are underway on the outside, while finishes are performed on the inside. UBC 3 has a 19,000 sqm leasable area and spans on 14 floors. At the ground floor, the building will also include the largest Lebanese and Mediterranean cuisine restaurant in the west of Romania, as well as a café with a distinctive interior design by the TED’S COFFEE CO national chain.

 

Openville is set to become the main business, shopping and leisure destination in the west of Romania. The project comprises two phases, with the first phase of development – currently pending completion – set to include: 47,000 sqm of retail premises, 50,000 sqm of office premises in operation (UBC 1, UBC 2, UBC 3) and another 52,000 sqm under construction (UBC 0), a park, a traffic underpass and approximately 4,07o parking places

 

The Openville mixed-use project is a private investment estimated upwards of € 220 million.
